Subdivision – there’s a lot involved with dividing lots

What is a subdivision?

Subdivision involves dividing a large plot of land into smaller lots that can be sold separately or developed individually. It sounds easy enough, right? (if only it were true).

The Subdivision Process

Step One: In Western Australia, if you’re the landowner you’ll need to submit a subdivision application to the Western Australian Planning Commission (WAPC) for review. The WAPC provides recommendations and adds conditions to the application before returning it to you (we can take you through it).

Step Two: You’ll need to consider and address the conditions set by the WAPC, which may require various types of work or maintenance on the property. Once these tasks are completed, a subdivision clearance application must be submitted to relevant government agencies and utility providers. (another hurdle we can get you over).

Step Three: Once approved, you’ll submit the clearance back to the WAPC for final approval. Then, assuming your clearance is given a tick of approval, the land can be subdivided in accordance with the agreed-upon conditions (and you can start celebrating). You’ll receive a clearance letter along with a stamped and signed survey plan for future development purposes.
